本研究的主要目的在於研究以下的關係(1)人口變項對銀髮族住宅的重要性認知 (2)住宅特性對銀髮族住宅的重要性認知 (3)人口變項對住宅特性 (4)人口變項是否對購買意願。本研究發現，年齡的不同對於銀髮族住宅的醫療及便利有不同程度的影響，而健康狀況的不同對銀髮族住宅的安全有著不同程度的影響。至於住宅特性對重要性認知上，我們發現不同的購買目的對於銀髮族住宅的便利因素有著不同程度的影響。在人口變項與住宅特性的關係中，不同年紀的受測者對於房屋型態和房屋價位、不同的感情狀況對於房屋價位、不同的年收入對於房屋價位、不同的健康狀況對於房屋價位，以及不同的退休狀況對於房屋價位及房屋型態有著不同程度的影響。在本研究的最後，並有結論討論之。

Abstract
The purpose of this study is to investigate the relationships between (i) demographic and perceived importance of factors that influence the purchasing intention of residential buildings for senior citizens. (ii) characteristics of residential building and perceived importance of factors (iii) demographic and characteristics of residential factors and (iv) demographic and purchasing intention. The research found that age of consumers will significantly affect the perceived medical care and convenience of residential buildings for senior citizens. And different health status will significantly affect the perceived safety of residential buildings. As for characteristics of residential buildings to perceived importance of factors, we found that different types of purchase intention will affect the perceived convenience of residential buildings. Finally, we found the following impacts, such as different age of consumers to residential building type and price, different relationship status to building price, different annual income to building price, different health status to building price, retirement status to building price and building type. Discussions on the managerial effects will be provided.
