本文觀察高雄市市區法院拍賣不動產，針對2006年10月至2014年5月間於第三拍賣程序拍定之不動產價格，出現有超過前一拍賣程序底價的情況，並試圖以賽局理論來解釋此現象，透過法拍屋歷史拍定資料分析對於在第二拍賣程序與第三拍賣程序中選擇出標的投標金額與預期利潤的影響，及應用賽局理論歸類競標者的類型及其策略，發現部份投資人較易受到低底價標的物吸引，但對於信息價值的誤判而造成投標金額偏高的情形。

This thesis takes Kaohsiung municipality as an example, discuss about the bidding price from estate auction conducted by the court, from October 2006 to May 2014, some bidding prices in third auction procedures more higher than the upset price in second auction procedures. We find some cases and use game theory to distinguish bidder's type and it's strategy.
